| Housing Inspector | Leased Housing Dept: Performs initial inspections of property per local building codes and U.S. Department of Housing and Urban Development, and lead hazard requirements. Assists in scheduling appointments with tenants and owners. Performs re-inspections of previously failed units to ensure compliance with housing quality standards (HQS). Prepares certification of rent reasonableness on all initial inspections for new units and for annual rent increases. Assists the Inspections Supervisor in gathering data annually for updating the Rent Reasonableness Database. Completes inspection checklists and documents HQS violations. Inputs inspection data into the computer system. Performs related work as required. Must possess and maintain a valid North Carolina driver’s license. Visual Assessment Certification for lead-based paint required. Drug testing, criminal background check and DMV check required. Experience with Microsoft Word and Excel required. | Housing Specialist | Leased Housing Dept: Under general supervision perform administrative work in determining eligibility of Section 8 applicants along with continuing eligibility of Section 8 recipients. Work includes calculating rent payments, interviewing tenants to gather information regarding income, employment status, family composition, and allowable deductions; verifying the information; and determining tenants continued eligibility for authority housing. Considerable attention to detail must be exercised in the verification of information submitted by tenants. Tact and courtesy are required in extensive public contacts with program applicants and outside agencies. Reports to the Housing Supervisor. Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. | Maintenance Mechanic II Work Orders | Maintenance Dept: Two positions available. Perform semi-skilled and skilled work in troubleshooting, diagnosing, repairing, and servicing residential units. Requires the application of journeyman level skills in several trades, particularly of the mechanical, plumbing, carpentry, cleaning, and electrical variety. Employee is expected to apply independent judgment and skills in determining and affecting the necessary repairs and adjustments. May involve the supervision of semi-skilled and unskilled employees engaged in each assignment. Applicants for this position will need to complete the maintenance skills form. | Office Assistant V | Leased Housing Dept: Under general supervision provides customer service to Housing Choice Voucher recipients, applicants, and landlords by answering telephone calls, emails, and correspondence from daily mail. Performs specialized screening work in determining eligibility of applicants in the Housing Authority Section 8 and Public Housing programs. Work also includes various routine clerical duties such as copying, maintaining files, data entry of pre-applications; verifying the information; and determining tenants’ continued eligibility for authority housing. Considerable attention to detail must be exercised in the verification of information submitted by applicants. Tact and courtesy are required in extensive public contacts with program applicants and associated outside agencies. Reports to the Leased Housing Administrative Assistant I.
