Accountant Finance Dept: Duties include cash forecasting, internal auditing, and analysis; prepares budgets, financial reports, statements, notes, and reconciliations for effective control of federal funds. Requires high level of professionalism including strong communication skills, excellent administrative and technical computer skills; attention-to-detail in accuracy and timeliness of work; ability to interpret and implement a variety of financial arrangements, rules, regulations, and statutes. Individual should be highly self-motivated, capable of handling large volumes of work proficiently, and comfortable working in a fast-paced, deadline-driven environment. Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Experience with Word and Excel. Bachelor’s degree in accounting and considerable experience in fund accounting or an equivalent combination of training in a related field and accounting experience.

Maintnenace Mechanic I (Cleaner) Maintenance Dept: Perform general and final cleans for newly turned units. Removes bulk trash and debris. Cleans, sweeps, and polishes floors and performs general cleaning of the entire unit. Locks and unlocks doors to secure building. Maintains inside and outside lights and replaces bulbs as necessary. Assists with general maintenance duties such as: repairs and replaces doors, doorjambs, storm doors, and windows by performing limited carpentry. Replaces tile, bulbs, and provides general repairs to counters, cabinets, and floors. Performs necessary repairs and replaces worn or broken parts and components on various appliances and equipment as listed above. Completes work orders and accounts for materials used and hours worked; and documents tenant charges. Performs related duties as required. Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Certificate of completion for HUD’s Lead Based Paint Visual Assessment Training (may be obtained post-offer). Graduation from high school or its equivalent with 1-3 years experience in the maintenance field; or an equivalent combination of training and experience which provides the required skills, knowledge, and abilities.

Maintenance Mechanic I (Janitor) Maintenance Dept: Responsible for cleaning the following areas: Lobby area—wipe down all sills, dust furniture, pictures, and all horizontal surfaces. Elevators—wipe down doors, sweep and mop floors, wipe interiors. Sweep and mop entire lobby twice daily; morning and afternoon. Mail service center—wipe down all surfaces, sweep and mop, empty trash. TV Room—dust, sweep, vacuum and mop, wipe down all surfaces. Public restrooms—clean floors, mirrors, walls, toilets and sinks daily, refill supplies. Manager’s office—clean, dust and wipe all surfaces, sweep and mop floor. Rear hallway—wipe surfaces, sweep and mop floor, wipe down vending machines. Community room—clean and mop twice daily; morning and afternoon. Computer Room—wipe all equipment and surfaces, clean, vacuum, sweep and mop floors. Glass—clean doors and windows. Entryway—sweep front area and remove trash, wipe down newspaper machines. Must possess and maintain a valid North Carolina driver’s license. Maintenance Mechanic II (Work Orders) Maintenance Dept: Perform semi-skilled and skilled work in troubleshooting, diagnosing, repairing, and servicing residential units. Requires the application of journeyman level skills in several trades, particularly of the mechanical, plumbing, carpentry, cleaning, and electrical variety. Employee is expected to apply independent judgment and skills in determining and affecting the necessary repairs and adjustments. May involve the supervision of semi-skilled and unskilled employees engaged in each assignment. Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Graduation from high school or it’s eqPerforms general repairs in the areas of carpentry, plumbing, appliances, electrical, and HVAC to maintain residential apartments and building facilities. Orders and maintains general supplies for the completion of work orders. Independently plans and directs all maintenance and repair activities. Provides on-the-job training for less experienced workers in the proper techniques and utilization of tools, equipment, and materials. Inspects work of direct reports to ensure compliance with established procedures and standards of workmanship. Ensures preventative maintenance schedules are followed for the buildings and residential units. Ensures quality and productivity standards are maintained in the performance of daily work assignments. Prepares or provides input during the performance review process for maintenance staff. SPECIAL REQUIREMENTS Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Must complete the maintenance skills addendum. DESIRABLE EDUCATION AND TRAINING Graduation from high school or its equivalent and 5 years experience in residential maintenance or construction; or any equivalent combination of training and experience which provides the required knowledge, skills, and abilities. Painter (Maintenance Mechanic II) Maintenance Dept: Responsible for general duties required to turn vacant units. Prepares walls, ceilings, cabinets, and appliances prior to painting of unit. Paints walls, ceilings, doors, trim, windows, and exterior doors of vacant units. Caulks around tubs, counters, showers, commodes, and sinks. Hangs sheetrock, repairs sheetrock, and paints. Replaces tiles, bulbs, and makes general repairs to counters, cabinets, and floors. Performs related duties as required. Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Must complete the maintenance skills addendum. Visual Assessment Certification on Lead Based Paint (may be obtained post offer). Graduation from high school or its equivalent with 3 years of experience in the maintenance field; or any equivalent combination of training and experience which provides the required skills, knowledge, and abilities.

Pest Control Technician Maintenance Dept: (2 positions available) Under general supervision performs skilled work in the control and eradication of pests and rodents for properties owned or managed by the agency in accordance with state and local regulations. Applies chemicals and bait to exterminate properties of rodents, bedbugs, and pests. Schedules exterminations in advance and provides notice to residents to clean out cabinets and shelves, or to vacate the unit during treatment if necessary. Inspects all properties, vacant and occupied, to assess rodent and pest infestation, possible causes and source of infestation, and condition of smoke detectors. Determines the contributing factors to the infestation and counsels residents on how to reduce rodent and pest problems. Prepares reports to include work orders, progress reports, and unit inspection reports. Considerable knowledge of the practices, chemicals and procedures used to exterminate for bedbugs and roaches. North Carolina Structural Pest Control Certified Applicator Credentials (Phase P and W). Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Graduation from high school or its equivalent with coursework in pesticide application and 1 to 3 years experience in the application of pesticide chemicals; or an equivalent combination of training and experience which provides the required skills, knowledge, and abilities.
