Maintenance Dept:

Salary Range: $58,452-$64,444

GENERAL DESCRIPTION

Plans, directs, and supervises the work order, vacancy, and trades divisions involved in skilled repair such as HVAC, carpentry, plumbing, general building repair, electrical repair, and locksmith. Uses independent judgment to perform random quality control inspections of completed work orders and renovations of vacated premises to ensure that work is completed to RHA and industry standards.  Resolves complaints from residents and answers inquiries regarding repairs and maintenance.  Performs various personnel management duties to include preparing and reviewing performance evaluations for department staff.  Handles disciplinary actions as needed.  Approves request for leave.  Schedules staff to ensure properties are covered in the absence of staff on vacation, sick leave, or other leaves of absence.  Supervises employees to ensure staff is trained and performing work in a safe manner.  Ensures informative safety meetings are held with all Maintenance staff weekly.  Prepares low to high value contracts, develops specifications and bidding process, inspects work in progress and upon completion, approves the finished work for payment.  Oversees and directs staff on submitting estimated repair costs and needed improvements for budgetary purposes.  Prepares and submits a budget estimating maintenance needs for a period of up to five years. Interviews prospective employees, and makes recommendations for the hiring of qualified applicants to fill vacant positions.  Serves as the acting Director of Maintenance in the Director’s absence.  Performs any and all related work as required.

DESIRABLE EDUCATION AND TRAINING

Graduation from a 4-year college supplemented by considerable experience in the maintenance trade fields and considerable experience in a supervisory capacity. Possession of a “Universal CFC Certification” along with a North Carolina State license in one of the following trades:  HVAC, Electrical, or Plumbing is preferred, or an equivalent combination of education and experience which provides the required skills, knowledge, and abilities.

Maintenance Dept:

Salary Range: $37,679-$45,799

GENERAL DESCRIPTION

Performs general specialty HVAC work in the construction, repair, and alteration of heating, ventilation, refrigeration, and air conditioning systems and equipment. Repairs and maintains large commercial air conditioners and heat pumps in the Authority’s office buildings.  Uses electrical and HVAC test devices; troubleshoots and repairs control circuits.  Replaces or repairs compressors and motors and repairs a variety of HVAC equipment in the housing units including refrigerators and window units.  Checks accuracy and calibrates electrical, pneumatic, and electronic control systems.  Troubleshoots control circuits and replaces faulty thermostats, wiring and control devices.  Performs preventative maintenance on heating, air conditioning, and air handling equipment.  Orders and stocks HVAC parts and equipment.

SPECIAL REQUIREMENTS

Must possess and maintain a valid NC driver’s license. Drug testing, DMV, and criminal background check required. Refrigerant Transition and Recovery Certification required. Prefer NC HVAC license Heating Group 2.

DESIRABLE EDUCATION AND TRAINING

Requires a high school diploma or its equivalent supplemented by courses in HVAC systems with 5 years experience in the HVAC field; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities.

Maintenance Dept:

Salary Range: $14.19 – $16.43 per hour

GENERAL DESCRIPTION

Performs semi-skilled landscape and grounds maintenance work utilizing light to heavy-duty landscape equipment to maintain the grounds of assigned property. Mows and trims grassy areas with light to heavy-duty equipment. Cares for established lawns by mulching, aerating, weeding, watering, trimming/edging around flower beds, walks, or walls. Performs landscape maintenance and renovations such as: pruning, planting and removing trees and bushes, seeding areas for grass, and grading or repairing grounds as needed. Gathers and removes litter from properties daily. Completes work orders for turf management and landscape projects as needed. Uses independent judgment and expertise to elevate the appearance of assigned property within RHA’s landscaping guidelines.

Must possess and maintain a valid NC driver’s license. Drug testing, DMV, and criminal background check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent and 2 to 3 years experience in landscaping maintenance and renovation work including the use of light to heavy-duty equipment; or any equivalent combination of training or experience which provides the required skills, knowledge, and abilities. NC Pesticide Applicators (Grounds) Certification preferred.

Maintenance Dept:

Expected Hiring Range: $45,799- $55,669 per year

GENERAL DESCRIPTION

Performs general electrical work in the construction, repair, and alteration of electrical systems and fixtures in housing complexes. Analyzes defects or malfunctions in electrical systems;  replaces worn parts and performs similar duties necessary to repair electrical systems.  Trouble shoots and diagnoses electrical problems and makes repairs as needed.  Inspects electrical systems and ensures that they are safe and in compliance with the National Electrical Code.  Conducts training when needed to teach co-workers fundamentals of electrical practices.  Performs preventative maintenance on electrical systems with infrared temperature probe and makes necessary repairs or changes.  Installs complete electrical systems when needed.  Changes out complete electrical panels and meter bases.

SPECIAL REQUIREMENTS

Must be licensed (Limited, Intermediate, or Unlimited) as a NC Electrical Contractor with the NC State Board of Examiners. License must be assigned to Raleigh Housing Authority for the duration of employment.  Visual Assessment Certification for Lead Based Paint (may be obtained post-offer).  Valid NC Drivers License required.  Drug testing, criminal background check and DMV check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent supplemented with coursework/training in electrical techniques with 5 years of experience in the electrical trade field, or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by course work in HVAC systems with 5 years experience; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities. Education and experience in the plumbing trade is preferred.

Salary Range: $14.90 – $18.11 per hour

GENERAL DESCRIPTION

Performs semi-skilled and skilled work in troubleshooting, diagnosing, repairing, and servicing residential units. Completes general maintenance duties such as:  repairs and replaces doors, doorjambs, storm doors, and windows by performing limited carpentry.  Replaces tile, sheet rock, bulbs, and provides general repairs to counters, cabinets, and floors.  Repairs or replaces bathroom fixtures.  Unstops drains and commodes.  Performs repairs on water heaters and may be required to replace water heaters.  Replaces pipes and fitting when necessary and caulks around tubs, counters, showers, and sinks.  Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters.  Assesses and troubleshoots work to be completed; obtains needed supplies and equipment; and independently completes tasks.  Requires the application of journeyman level skills in several trades, particularly of the mechanical, plumbing, carpentry, and electrical variety.

GENERAL DESCRIPTION

Responsible for cleaning and up-fitting of vacant units to include, but not limited to, the following: removal of debris from units, application of ceiling texture, scrubbing and waxing of floors, and general cleaning of the entire unit.  Completes general maintenance duties such as:  repairs and replaces doors, door jambs, storm doors, and windows by performing limited carpentry.  Replaces tiles, bulbs, and provides general repairs to counters, cabinets, and floors.  Hangs sheet rock and repairs plaster.  Installs and repairs locks and deadbolts, making precise adjustments on doors and door hardware; hangs doors as needed.  Maintain an inventory of all locks, keys, and related hardware and ensures the security of these items; maintains the location and security of master keys.  Responds to lock outs; picks and/or changes or repairs locks.  Makes precision cuts of blanks in the duplication of keys.  Orders locks and parts and maintains related inventory.  Changes locks in doors and mailboxes when an occupant moves or during renovation of buildings.  Independently schedules and implements on-going lock replacement projects.  Maintains daily log of work, purchase orders, and related items.  Provides some input into the selection of locking systems.  Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters.  Replaces circuit breakers, light receptacles, and fixtures, and performs basic rewiring of stoves.  Repairs refrigerator gaskets, thermostats, and fans.  Installs or removes various appliances and equipment such as refrigerators, ranges, window air conditioner units, space heaters, and wall furnaces.  Performs necessary repairs and replaces worn or broken parts and components on various appliances and equipment as listed above.  Replaces and/or recalibrates various controls and devices on a variety of appliances.  Perform related work as required.

Maintenance Dept:

Salary Range: $30,999- $37,679

GENERAL DESCRIPTION

Under general supervision performs skilled work in the control and eradication of pests and rodents for properties owned or managed by the agency in accordance with state and local regulations. Applies chemicals and bait to exterminate properties of rodents, bedbugs, termites, and pests.  Schedules exterminations in advance and provides notice to residents to clean out cabinets and shelves, or to vacate the unit during treatment if necessary.  Inspects all properties, vacant and occupied, to assess rodent and pest infestation, possible causes and sources of infestation, and condition of smoke detectors.  Determines the contributing factors to the infestation and counsels residents on how to reduce rodent and pest problems.  Prepares reports to include work orders, progress reports, unit inspection reports, and smoke detector report.

SPECIAL REQUIREMENTS

Must possess and maintain a valid NC driver’s license. NC Structural Pest Control Certified Operator Credentials (Phase P & W).  Drug testing, criminal background check and DMV check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by coursework in pesticide application and 1 to 3 years experience in the application of pesticide chemicals; or any equivalent combination of training and experience which provides the required skills, knowledge, and abilities.
