GENERAL DESCRIPTION

Top-rated agency seeks highly motivated maintenance director who will oversee the maintenance for approximately 2100 units. Work involves planning, directing, and evaluating all aspects of housing upkeep to ensure timely and cost-effective maintenance service within approved budget levels.  Multiple complex issues, assignments, and priorities must be addressed simultaneously.  The successful candidate will operate in a Management By Objectives environment, possess analytical, budgeting, planning and problem-solving skills, and have excellent management and leadership skills.  Oversight responsibilities include approximately 40 employees and hundreds of contractors.  Tact and courtesy are required in contact with staff, members of the community, and residents.

SPECIAL REQUIREMENTS

Must possess and maintain a valid North Carolina driver’s license. Within 18 months of accepting the position, certification from an accredited university in Lead and Asbestos Abatement will be required.  Drug testing, criminal background check, and DMV check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from a four year college or university with a minimum of 10 years experience in the maintenance or building industry with 5 years supervisory and management experience in the private or public housing industry.

Maintenance Dept:

Salary Range: $13.52- $15.65 per hour

GENERAL DESCRIPTION

Performs unskilled and semi-skilled work in the daily custodial maintenance of the housing authority’s administrative, community, or senior residential buildings. Responsible for cleanliness of common areas to include lobbies, mail center, tv room, restrooms, hallways, community room, computer room, and entry ways.  Lobby area—wipes down all sills, dusts furniture, pictures, and other surfaces.  Sweeps and mops entire lobby twice daily—morning and afternoon.  Elevators—wipes down doors, sweeps and mops floors, wipes interiors.  Mail service center—wipes down all surfaces, sweeps and mops, empties trash.  TV Room—dusts, sweeps, vacuums and mops, wipes down all surfaces.  Public restrooms—cleans floors, mirrors, walls, toilets, and sinks daily and refills supplies.  Manager’s office—cleans, dusts and wipes all surfaces, sweeps and mops floor.  Rear hallway—wipes surfaces, sweeps and mops floor, wipes down vending machines.  Community room—cleans and mops twice daily, morning and afternoon.  Computer room- wipes all equipment and surfaces, cleans, vacuums, sweeps, and mops floors. Glass—cleans doors and windows.  Entryway—sweeps front area and removes trash, wipes down newspaper machines.  Services/deodorizes dumpster and chute.

SPECIAL REQUIREMENTS

Must possess and maintain a valid NC driver’s license. Drug testing and criminal background check required. Certification of Completion for HUD’s Lead Based Paint Visual Assessment Training Course (may be obtained post-offer)

DESIRABLE EDUCATION AND TRAINING

Maintenance Dept:

Salary Range: $14.19 – $16.43 per hour

GENERAL DESCRIPTION

Performs semi-skilled landscape and grounds maintenance work utilizing light to heavy-duty landscape equipment to maintain the grounds of assigned property. Mows and trims grassy areas with light to heavy-duty equipment. Cares for established lawns by mulching, aerating, weeding, watering, trimming/edging around flower beds, walks, or walls. Performs landscape maintenance and renovations such as: pruning, planting and removing trees and bushes, seeding areas for grass, and grading or repairing grounds as needed. Gathers and removes litter from properties daily. Completes work orders for turf management and landscape projects as needed. Uses independent judgment and expertise to elevate the appearance of assigned property within RHA’s landscaping guidelines.

SPECIAL REQUIREMENTS

Must possess and maintain a valid NC driver’s license. Drug testing and criminal background check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent and 2 to 3 years experience in landscaping maintenance and renovation work including the use of light to heavy-duty equipment; or any equivalent combination of training or experience which provides the required skills, knowledge, and abilities. NC Pesticide Applicators (Grounds) Certification preferred.

Maintenance Dept:

Expected Hiring Range: $45,799- $55,669 per year

GENERAL DESCRIPTION

Performs general electrical work in the construction, repair, and alteration of electrical systems and fixtures in housing complexes. Analyzes defects or malfunctions in electrical systems;  replaces worn parts and performs similar duties necessary to repair electrical systems.  Trouble shoots and diagnoses electrical problems and makes repairs as needed.  Inspects electrical systems and ensures that they are safe and in compliance with the National Electrical Code.  Conducts training when needed to teach co-workers fundamentals of electrical practices.  Performs preventative maintenance on electrical systems with infrared temperature probe and makes necessary repairs or changes.  Installs complete electrical systems when needed.  Changes out complete electrical panels and meter bases.

SPECIAL REQUIREMENTS

Must be licensed (Limited, Intermediate, or Unlimited) as a NC Electrical Contractor with the NC State Board of Examiners. License must be assigned to Raleigh Housing Authority for the duration of employment.  Visual Assessment Certification for Lead Based Paint (may be obtained post-offer).  Valid NC Drivers License required.  Drug testing, criminal background check and DMV check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent supplemented with coursework/training in electrical techniques with 5 years of experience in the electrical trade field, or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities.

Maintenance Dept:

Expected Hiring Range: $45,799 – $55,669

GENERAL DESCRIPTION

Performs general specialty HVAC work in the construction, repair, and alteration of heating, ventilation, refrigeration, and air conditioning systems and equipment. Repairs and maintains large commercial air conditioners and heat pumps in the Authority’s office building and other commercial use buildings.  Uses electrical and HVAC test devices; troubleshoots and repairs control circuits.  Checks accuracy and calibrates electrical, pneumatic, and electronic control systems.  Troubleshoots control circuits and replaces faulty thermostats, wiring, and control devices.  Performs preventative maintenance on heating, air conditioning, and air handling equipment.  Maintains related records of work.

SPECIAL REQUIREMENTS

North Carolina H3-1 (Heating Group 3 – Class 1) Contractor License.  The H3-1 license must be assigned to the Housing Authority of the City of Raleigh (“RHA”) for the duration of your employment as a Licensed HVAC Mechanic.  Visual Assessment Certification for Lead Based Paint (may be obtained post-offer).  Valid NC Drivers License required.  Drug testing, criminal background check and DMV check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by course work in HVAC systems with 5 years experience; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities. Education and experience in the plumbing trade is preferred.

Salary Range: $14.90 – $18.11 per hour

GENERAL DESCRIPTION

Performs semi-skilled and skilled work in troubleshooting, diagnosing, repairing, and servicing residential units. Completes general maintenance duties such as:  repairs and replaces doors, doorjambs, storm doors, and windows by performing limited carpentry.  Replaces tile, sheet rock, bulbs, and provides general repairs to counters, cabinets, and floors.  Repairs or replaces bathroom fixtures.  Unstops drains and commodes.  Performs repairs on water heaters and may be required to replace water heaters.  Replaces pipes and fitting when necessary and caulks around tubs, counters, showers, and sinks.  Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters.  Assesses and troubleshoots work to be completed; obtains needed supplies and equipment; and independently completes tasks.  Requires the application of journeyman level skills in several trades, particularly of the mechanical, plumbing, carpentry, and electrical variety.

Maintenance Dept:

Salary Range: $30,999- $37,679

GENERAL DESCRIPTION

Under general supervision performs skilled work in the control and eradication of pests and rodents for properties owned or managed by the agency in accordance with state and local regulations. Applies chemicals and bait to exterminate properties of rodents, bedbugs, termites, and pests.  Schedules exterminations in advance and provides notice to residents to clean out cabinets and shelves, or to vacate the unit during treatment if necessary.  Inspects all properties, vacant and occupied, to assess rodent and pest infestation, possible causes and sources of infestation, and condition of smoke detectors.  Determines the contributing factors to the infestation and counsels residents on how to reduce rodent and pest problems.  Prepares reports to include work orders, progress reports, unit inspection reports, and smoke detector report.

SPECIAL REQUIREMENTS

Must possess and maintain a valid NC driver’s license. NC Structural Pest Control Certified Operator Credentials (Phase P & W).  Drug testing, criminal background check and DMV check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by coursework in pesticide application and 1 to 3 years experience in the application of pesticide chemicals; or any equivalent combination of training and experience which provides the required skills, knowledge, and abilities.
