GENERAL DESCRIPTION
Performs general specialty HVAC work in the construction, repair, and alteration of heating, ventilation, refrigeration, and air conditioning systems and equipment. Repairs and maintains large commercial air conditioners and heat pumps in the Authority’s office buildings. Uses electrical and HVAC test devises; troubleshoots and repairs control circuits. Replaces or repairs compressors and motors and repairs a variety of HVAC equipment in the housing units including refrigerators and window units. Checks accuracy and calibrates electrical, pneumatic, and electronic control systems. Troubleshoots control circuits and replaces faulty thermostats, wiring and control devices. Performs preventative maintenance on heating, air conditioning, and air handling equipment. Orders and stocks HVAC parts and equipment.
SPECIAL REQUIREMENTS
Valid NC Drivers License required. Drug testing and criminal background check required. Refrigerant Transition and Recovery Certification required. Prefer NC HVAC license Heating Group 2.
DESIRABLE EDUCATION AND TRAINING
Requires a high school diploma or its equivalent supplemented by courses in HVAC systems with 5 years experience in the HVAC field; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities.
Landscape Crew Lead
Expected Hiring Range: $16.04-19.50 per hour
GENERAL DESCRIPTION
- Works as a member of landscaping team and directs the activities of one or more landscapers at the assigned location.
- Provides instruction/training to landscapers on proper work methods and standards and monitors work quality.
- Assists Landscape Supervisor with prioritizing and assigning work to staff, obtaining required tools and materials, and maintaining appropriate documentation as needed.
- Provides feedback to Landscape Supervisor regarding staff progress and performance.
- Assists with monitoring work orders to ensure emergency work orders are completed within 24 hours, urgent work orders are completed within 2 days and all other work orders are completed within 6 days.
- Serves as back-up to Landscapers and the Landscape Supervisor in their absence.
- Performs semi-skilled landscape and grounds maintenance work utilizing landscape equipment to maintain the grounds of assigned property in accordance with HUD and RHA’s standards for maintaining the grounds.
- Mows and trims grassy areas with appropriate landscaping equipment.
- Cares for established lawns by mulching, aerating, weeding, watering, trimming/edging around flower beds, walks, or walls.
- Performs landscape maintenance and renovations such as: pruning; planting and removing trees and bushes, seeding areas for grass, and grading or repairing grounds as needed.
- Completes work orders for turf management and landscape projects as needed.
- Uses independent judgement and expertise to elevate the appearance of assigned property within RHA’s landscaping guidelines.
- Gathers and removes litter from property daily.
- Completes preventive maintenance and repairs on equipment, maintains replacement part inventory and supplies as needed, and ensures proper operation of equipment; performs operation tests of equipment.

DESIRABLE EDUCATION AND TRAINING
Graduation from high school or its equivalent with additional coursework in landscape applications. 3 to 5 years of experience in landscape maintenance and renovation work including the use of light to heavy-duty equipment; or any equivalent combination of training and experience which provides the required knowledge, skills and abilities. Prior lead/supervisory experience and NC Pesticide Applicators (Grounds) Certification is preferred.

Landscape Specialist

Maintenance Supervisor
Expected Hiring Range: $19.50-$23.70 per hour
GENERAL DESCRIPTION
- Performs general repairs in the areas of carpentry, plumbing, appliances, electrical and HVAC.
- Orders and obtains general supplies for the completion of work orders.
- Performs semi-skilled and skilled work characteristics of Maintenance Mechanic II.
- Independently plans and directs all maintenance and repair activities at assigned development.
- Provides on-the-job training for less experienced workers in the proper techniques and utilization of tools, equipment and materials.
- Inspects work of approximately 2 to 4 direct reports in assigned region to ensure compliance with established procedures and standards of workmanship.
- Ensures preventative maintenance schedules are followed for the buildings and residential units.
- Ensures quality and quantity standards are maintained in the performance of daily work assignments.
- Prepares or provides input during the performance review process for direct reports.
SPECIAL REQUIREMENTS Must possess and maintain a valid North Carolina driver’s license. Drug testing, criminal background check and DMV check required. Visual Assessment Certification for Lead Based Paint (may be obtained post offer.)
DESIRABLE EDUCATION AND TRAINING
Graduation from high school or its equivalent and five years of experience in the residential maintenance/ construction field; or an equivalent combination of training and experience which provides the required knowledge, skills and abilities. Supervisory experience is preferred.

Maintenance Dept:
Salary Range: $15.28 – $18.57 per hour
GENERAL DESCRIPTION
Performs semi-skilled and skilled work in troubleshooting, diagnosing, repairing, and servicing residential units. Completes general maintenance duties such as: repairs and replaces doors, doorjambs, storm doors, and windows by performing limited carpentry. Replaces tile, sheet rock, bulbs, and provides general repairs to counters, cabinets, and floors. Repairs or replaces bathroom fixtures. Unstops drains and commodes. Performs repairs on water heaters and may be required to replace water heaters. Replaces pipes and fitting when necessary and caulks around tubs, counters, showers, and sinks. Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters. Assesses and troubleshoots work to be completed; obtains needed supplies and equipment; and independently completes tasks. Requires the application of journeyman level skills in several trades, particularly of the mechanical, plumbing, carpentry, and electrical variety.
