Maintenance Dept:

Salary Range: $44,710 – $54,346 per year

GENERAL DESCRIPTION

  • Independently plans and directs all maintenance and repair activities.
  • Manages completion of work orders for maintenance staff. Ensures quality and quantity standards are maintained in the performance of daily work assignments.
  • Orders and obtains general supplies as needed to expedite staff’s completion of work orders.
  • Performs inspections of staff’s completed work orders to ensure compliance with established procedures and quality of workmanship.
  • Reviews performance (formally and informally) for approximately 10 direct reports.
  • Knowledge of general repairs in the areas of carpentry, plumbing, appliances, electrical and HVAC.
  • Provides on-the-job training for less experienced workers in the proper techniques and utilization of tools, equipment and materials.
  • Ensures preventative maintenance schedules are followed for buildings and individual units.
  • Ensures staff adheres to policies and procedures and administers appropriate corrective/disciplinary action as needed.

SPECIAL REQUIREMENTS

Must possess and maintain a valid NC driver’s license. Drug testing, DMV, and criminal background check required.

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, preferably supplemented by college or trades courses with three to five years experience in the maintenance or trades field with three years supervisory experience; or an equivalent combination of education and experience which provides the required knowledge, skills and abilities.

Maintenance Dept:

Salary Range: $16.04 – $18.57 per hour

GENERAL DESCRIPTION

  • Works as a member of landscaping team and directs the activities of one or more landscapers at the assigned location.
  • Provides instruction/training to landscapers on proper work methods and standards and monitors work quality.
  • Assists Landscape Supervisor with prioritizing and assigning work to staff, obtaining required tools and materials, and maintaining appropriate documentation as needed.
  • Provides feedback to Landscape Supervisor regarding staff progress and performance. 
  • Assists with monitoring work orders to ensure emergency work orders are completed within 24 hours, urgent work orders are completed within 2 days and all other work orders are completed within 6 days. 
  • Serves as back-up to Landscapers and the Landscape Supervisor in their absence. 
  • Performs semi-skilled landscape and grounds maintenance work utilizing landscape equipment to maintain the grounds of assigned property in accordance with HUD and RHA’s standards for maintaining the grounds. 
  • Mows and trims grassy areas with appropriate landscaping equipment. 
  • Cares for established lawns by mulching, aerating, weeding, watering, trimming/edging around flower beds, walks, or walls. 
  • Performs landscape maintenance and renovations such as: pruning; planting and removing trees and bushes, seeding areas for grass, and grading or repairing grounds as needed. 
  • Completes work orders for turf management and landscape projects as needed. 
  • Uses independent judgement and expertise to elevate the appearance of assigned property within RHA’s landscaping guidelines. 
  • Gathers and removes litter from property daily. 
  • Completes preventive maintenance and repairs on equipment, maintains replacement part inventory and supplies as needed, and ensures proper operation of equipment; performs operation tests of equipment. 
  • Keeps all areas free of weeds. 
  • Performs other related work as required.

SPECIAL REQUIREMENTS

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent with additional coursework in landscape applications. 3 to 5 years of experience in landscape maintenance and renovation work including the use of light to heavy-duty equipment; or any equivalent combination of training and experience which provides the required knowledge, skills and abilities. Prior lead/supervisory experience and NC Pesticide Applicators (Grounds) Certification is preferred

GENERAL DESCRIPTION

Performs semi-skilled landscape and grounds maintenance work utilizing light to heavy-duty landscape equipment to maintain the grounds of assigned property. Mows and trims grassy areas with light to heavy-duty equipment. Cares for established lawns by mulching, aerating, weeding, watering, trimming/edging around flower beds, walks, or walls. Performs landscape maintenance and renovations such as: pruning, planting and removing trees and bushes, seeding areas for grass, and grading or repairing grounds as needed. Maintenance Dept:

Expected Hiring Range:  $46,946 – $57,063

GENERAL DESCRIPTION

Performs general electrical work in the construction, repair, and alteration of electrical systems and fixtures in housing complexes.  Analyzes defects or malfunctions in electrical systems; replaces worn parts and performs similar duties necessary to repair electrical systems.  Trouble shoots and diagnoses electrical problems and makes repairs as needed.  Inspects electrical systems and ensures that they are safe and in compliance with the National Electrical Code.  Conducts training when needed to teach co-workers fundamentals of electrical practices.  Performs preventative maintenance on electrical systems with infrared temperature probe and makes necessary repairs or changes.  Installs complete electrical systems when needed.  Changes out complete electrical panels and meter bases.

 SPECIAL REQUIREMENTS

Must be licensed (Limited, Intermediate, or Unlimited) as a NC Electrical Contractor with the NC State Board of Examiners.  License must be assigned to Raleigh Housing Authority for the duration of employment.  Visual Assessment Certification for Lead Based Paint (may be obtained post-offer).  Valid NC Drivers License required.  Drug testing, criminal background check and DMV check required. 

DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by course work/training in electrical techniques with 5 years of experience in the electrical trade field; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities.

GENERAL DESCRIPTION

Performs general HVAC work in the construction, repair, and alteration of heating, ventilation, refrigeration, and air conditioning systems and equipment.  Repairs and maintains large commercial air conditioners and heat pumps in the Authority’s office building and other commercial use buildings.  Uses electrical and HVAC test devices; troubleshoots and repairs control circuits.  Checks accuracy and calibrates electrical, pneumatic, and electronic control systems.  Troubleshoots control circuits and replaces faulty thermostats, wiring, and control devices.  Performs preventative maintenance on heating, air conditioning, and air handling equipment.  Maintains related records of work.

 SPECIAL REQUIREMENTS

North Carolina H3-1 (Heating Group 3 – Class 1) Contractor License.    This license must be assigned to the Housing Authority of the City of Raleigh (“RHA”) for the duration of your employment as a Licensed HVAC Mechanic. Visual Assessment Certification for Lead Based Paint (may be obtained post-offer).  Valid NC Drivers License required.  Drug testing, criminal background check and DMV check required. 

 DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by course work in HVAC systems with 5 years experience; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities.  Education and experience in the plumbing trade is preferred.

Performs general repairs in the areas of carpentry, plumbing, appliances, electrical and HVAC to maintain residential apartments and building facilities. Orders and maintains general supplies for the completion of work orders. Independently plans and directs all maintenance and repair activities at assigned development. Provides on-the-job training for less experienced workers in the proper techniques and utilization of tools, equipment, and materials. Inspects work of direct reports to ensure compliance with established procedures and standards of workmanship. Ensures preventative maintenance schedules are followed for the buildings and residential units. Ensures quality and productivity standards are maintained in the performance of daily work assignments. Prepares or provides input during the performance review process for maintenance staff.

DESIRABLE EDUCATION AND TRAINING
Graduation from high school or its equivalent and 5 years of experience in residential maintenance or construction; or an equivalent combination of training and experience which provides the required knowledge, skills, and abilities. Supervisory experience is preferred.

Maintenance Dept:

GENERAL DESCRIPTION

Performs semi-skilled and skilled work in troubleshooting, diagnosing, repairing, and servicing residential units. Completes general maintenance duties such as:  repairs and replaces doors, doorjambs, storm doors, and windows by performing limited carpentry.  Replaces tile, sheet rock, bulbs, and provides general repairs to counters, cabinets, and floors.  Repairs or replaces bathroom fixtures.  Unstops drains and commodes.  Performs repairs on water heaters and may be required to replace water heaters.  Replaces pipes and fitting when necessary and caulks around tubs, counters, showers, and sinks.  Diagnoses problems and determines needed repairs on various appliances and equipment including refrigerators, ranges, heating systems, air conditioners, and water heaters.  Assesses and troubleshoots work to be completed; obtains needed supplies and equipment; and independently completes tasks.  Requires the application of journeyman level skills in several trades, particularly of the mechanical, plumbing, carpentry, and electrical variety.

Maintenance Dept:

Salary Range: $31,774 – $38,622

GENERAL DESCRIPTION

Under general supervision performs skilled work in the control and eradication of pests and rodents for properties owned or managed by the agency in accordance with state and local regulations.  Applies chemicals and bait to exterminate properties of rodents, bedbugs, termites, and pests.  Schedules exterminations in advance and provides notice to residents to clean out cabinets and shelves, or to vacate the unit during treatment if necessary.  Inspects all properties, vacant and occupied, to assess rodent and pest infestation, possible causes and sources of infestation, and condition of smoke detectors.  Determines the contributing factors to the infestation and counsels residents on how to reduce rodent and pest problems.  Prepares reports to include work orders, progress reports, unit inspection reports, and smoke detector report.

 SPECIAL REQUIREMENTS  Must possess and maintain a valid NC driver’s license.  NC Structural Pest Control Structural Certified Applicator Credentials (Phase P & W).  Drug testing, criminal background check and DMV check required.  

 DESIRABLE EDUCATION AND TRAINING

Graduation from high school or its equivalent, supplemented by coursework in pesticide application and 1 to 3 years experience in the application of pesticide chemicals; or any equivalent combination of training and experience which provides the required skills, knowledge, and abilities.
